FAQ's Forest Ridge


1.  What are the restrictions for alterations, improvement and expansions?
NorthPine Land offers a short list of house improvements or alterations that Buyers may avail prior to issuance of Job Order for construction. The Buyers’ Options Form is available at the Customer Care Department.

However, expansions are allowed upon release of the Authority to Move In and approval of the Estate Management Department based on the project’s Deed of Restrictions and payment of appropriate fees. Guidelines are also completely discussed on the Move In Manual and by the Estate Engineer during turnover of the unit to the Buyer.
2.  How long would it take for my house to be constructed?
Given that all requirements have been submitted and payments made promptly, a house is constructed between 6 to 8 months from the issuance of Job Order.
3.  When can I move in?
Move in is only allowed upon acceptance of the unit or signing of Certificate of Completion and Acceptance (COCA), issuance of Authority to Move-In (ATM), payment of minimum required payment and completion of other documentation requirements. The Customer Care Department will gladly handle your inquiries or application for move in.
4.  Do you offer lots only?
NorthPine Land offers lots only on selected projects.
5.  When can I get my title?
The Transfer Certificate of Title (TCT) under buyers’ name is processed within 3 to 6 months upon full payment of the Total Contract Price (TCP).
6.  Where can I pay my monthly down payment and amortization?
Payments may be directly remitted to the duly designated Cashier of NorthPine Land, Inc. at its principal office presently located at 15th Floor, The Taipan Place, F. Ortigas Jr. Road, Ortigas Center, Pasig City.

Payments from local sources may be deposited to a designated savings account maintained with Metrobank and Banco de Oro payable to NorthPine Land, Inc. Payments from foreign sources may be deposited to a designated savings account maintained with Philippine National Bank and Metrobank payable to NorthPine Land, Inc.
7.  Aside from the TCP, what are the other fees I need to pay?
Other fees to be paid aside from the total contract price are the following:
A.  Miscellaneous fees for the transfer of title under buyer’s name
  • Registration fee
  • Transfer Tax
  • Documentary Stamp Tax
  • Processing Fee

B.  Utility charges to be paid prior move-in
  • Electric Meter deposit
  • Advance payment on Electric Consumption
  • Water Meter deposit
  • As-built plan
  • Joining fees
  • Fire and Allied Insurance for 1-year premium
  • Real Property Tax for Land and Building for 1 year
